Preferred stock is an equity. Any form of stock is considered an equity (as far as I know). Also, you’re typical investor doesn’t collect loans from a firm, they have equity, in stocks, or debt, in the form of bonds. A bond can be seen as a type of loan, but using the term loan is inaccurate in practice.
