adverse use
Definition
Obtaining or making use of property without the authorization of the owner. The term is often used in connection with the unauthorized uses of easements. Water authorities also use the term to refer to the use of water rights by someone other than the appropriator to whom they were decreed by court order. For example, a homeowner adjacent to a vacant lot cultivates a vegetable garden on the lot without the permission of the lot's owner.
