foreclosure filing
Definition
A statutory procedure required of mortgage lenders following a period of default by a borrower. Depending upon state laws, the lender may file a judicial filing, whereby a court order is sought to compel the homeowner to vacate, or a non-judicial filing, whereby the lender begins by issuing a notice of default to the homeowner.
