leasehold improvement
Definition
A physical improvement made to facility by a lessee that enhances the value of the facility. During the lease, the expense of the improvements can be capitalized over the term of the lease and the costs may be depreciated over a 15 year period. All improvements revert to the owner of lessor at the expiration of the lease.
